WARRANTY MANAGER

KEY RESPONSIBILITIES:
• Must be knowledgeable about every aspect of new home construction
• Must be multi-talented to perform minor repairs of any nature thereby avoiding costly P.O.’s to sub-trades
• Must have strong trouble shooting skills related to the structure/building components
• Must possess/display a confident, approachable and respectable appearance
• Conduct P.D.I. inspections/orientations with purchaser
• Conduct internal inspection of units prior to P.D.I. and report any deficiencies to Site Supervisor to rectify
• Assess and assign deficiencies to applicable trades or staff
• Co-ordinate and complete 30 day service request list in appropriate timeframe
• Co-ordinate and complete year end service request list in appropriate timeframe
• Be available for after hours emergency calls
• Provide exceptional service to ensure a positive experience for every purchaser
• Must be familiar with all Tarion guidelines and strive to exceed them whenever possible
• Inform and educate purchasers on their new home and the systems within their unit
• Must be self motivated and able to work efficiently with minimal supervision
• Must have team mentality and work well with all Trade partners and staff
• Represent Branthaven in a helpful and positive manner
• Complete any “in house” repairs ie) head office etc.

KEY RESPONSIBILITIES:
• Take direction from Site Supervisor and/or Finish Supervisor to produce an “above average” product to Branthaven standards
• Perform window checks after installation and resolve deficiencies
• Perform drywall checkouts after trim stage is complete and prior to paint
• Ensure trades are adhering to their full scope of work
• Monitor all trade finishes and co-ordinate repairs if required
• Enforce site safety procedures and policies
• Perform framechecks when requested by Supervisor to ensure plumb / level and square prior to drywall
• Be pro-active in identifying all deficiencies to prevent reoccurrences unit to unit, site to site
• Pay close attention to detail and complete the unit as if it were your own
• Review customer upgrades well in advance of P.D.I. inspection to ensure all items purchased were installed and they meet our standard
• Schedule finish trades as directed by Finish Supervisor
• Ensure house is complete and clean for P.D.I. and closing with minimal deficiencies
• Co-ordinate meeting with purchaser to review completed P.D.I. for sign-off and to ensure complete satisfaction

EXPERIENCE:
• Must be skilled in dry-walling, painting and carpentry
